Poor options overload

As per what I said yesterday, I went to see a few potential new offices in an office building today. Driving there, I actually had my hopes up. Would I dare dream of not having to work from home this fall?

I met my guy (though a woman) at the entrance and she showed me three potential offices: one with 334 square feet divided into two rooms, one with 334 square feet as a single room, and one with 400 square feet as a single room. A few observations:

  1. By layout, the two-room one was best - it felt like it had an anteroom. It also didn't feel as big, rather two cozy spaces as one office. However, as the windows were facing the sun most of the day, it was steaming hot in there, and there was no AC to cool it. You also couldn't open the windows, and there were some unnecessarily ugly fitted cabinets there.
  2. The single-room smaller office was less attractive than the first, as it was less cozy. The windows were facing the same direction as in the first, and you couldn't open them, but at least it had an AC unit.
  3. The third, bigger room, was facing out in a direction that doesn't get sunlight at all. Thus it was pleasantly cool compared to the other two. It also had an AC unit and a nicer flooring than the others. However, the space felt really, really big, not cozy at all. Decorating it would be challenging, to say the least. And yes, the windows didn't open.  

Therefore, at the moment, my intuition is telling me not to get any of these, and instead

cramp all my stuff from my current, dying office to the Penthouse and then somehow not go insane with the chaos at home.  

What could go wrong?
